Before commencing any project, we initiate a comprehensive evaluation process that includes a sun study, zoning by-law review, and design intake meeting. This collaborative approach enables us to gain a deep understanding of your stylistic preferences, desired square footage, and other key requirements, laying the foundation for us to put our sketching pencils to paper.

Our clients collaborate closely with our designers during the development of floor plan sketches, which are continually reviewed and revised in-person. In addition, exterior perspective sketches are created, underscoring the pivotal role of this phase in shaping the final design of the structure, including the proportions and selection of exterior materials.

At the initial stage of our computer-generated design process, we establish the foundation for an engaging three-dimensional design process. By creating these models, we enable our team to assess the sun paths that were taken into consideration during the previous phase, ensuring that the placement of windows maximizes natural light and that exterior overhangs do not obstruct these sun paths. Additionally, this phase contributes to refining the proportions of the overall structure.

This phase marks the culmination of the preliminary design process, where our designers meticulously refine every exterior detail to ensure that it meets the highest standards of excellence. Depending on the style, each design is meticulously evaluated until it achieves timelessness. This phase may run concurrently with the completion and submission of zoning and building permit drawings, without compromising the content of these submissions in most cases.

The development of zoning plans is a critical step in obtaining approval for the design we create from the relevant municipality. We work closely with our clients to optimize these plans before submission, which is a crucial aspect of our strategic approach to every project. In instances where zoning by-law amendments are required through the Adjustment Committee, we represent our clients, leveraging the experience we have gained from successfully securing approvals.

Collaborating with our internal construction team, we meticulously evaluate the decisions made during the design process to ensure that the structural framework of each home is both functional and design-oriented. However, during this particular phase, we work closely with our engineering teams to ensure that the structural design is both efficient and aligned with our design vision.
